State of the U.S. Manufactured Housing Stock

Approximately 20 million Americans live in the nation’s 8 million manufactured homes, making this an important and often overlooked segment of the U.S. housing stock. As these homes continue to age, there is a growing need for strategies that preserve their safety, comfort, durability, and energy performance.
In June 2026, Oak Ridge National Laboratory convened a two-day workshop to explore and evaluate strategies for accelerating the retrofit of existing manufactured homes. The workshop’s opening presentation, provided by Home Innovation’s marketing research director, provided a detailed overview of the U.S. manufactured housing stock, including information on residents, physical conditions, and renovation activities, with comparisons to site-built single-family homes. The findings highlight a significant need for upgrades across the manufactured housing sector, particularly improvements to the building envelope that can provide greater occupant comfort, improved health, and energy efficiency.
